Case Study: The Heritage at Boca Raton

Abandoned by the developer at the end of the condo boom, this property became an eyesore, especially for individual owners who had already purchased units in the only finished building. Once a new owner was on board, preparing units for sale or lease was critical. By developing and adhering to a very aggressive completion schedule, ZMG was able to meet the owner's needs and transformed the property based on their budget and time requirements. Individual owners who had been locked into their purchases were offered a buy-out. The property is now an upscale apartment community.

  • Preconstruction Services:  Cost estimating, design team coordination, and value engineering with the client’s active involvement, precise deadline scheduling to meet client’s needs for turnover
  • Site Development: Installation of infrastructure including utilities, parking lots, plumbing/piping
  • New Construction Services:  Install roof in 2 abandoned buildings, install new windows and sliding glass doors, provide structural support in abandoned buildings, new pool/spa/water features, new garages, install new automated gates, new HVAC systems, install drywall, texture, and paint, build clubhouse, complete asphalt paving, install two elevators, install fire sprinkler system, fire/burglar alarms, and phone/cable/internet wiring
  • Reconstruction Services:  repair many structural deficiencies left behind by original contractor and provide proper drainage of balconies
  • Restoration Services:  Repair water damaged units to include drywall, cabinets, fixtures and finishes, repair/complete elevators, electrical repairs, mold clearance testing, install trim/doors, install cabinets, sinks, tile, carpet, hardware, fixtures, and accessories
