Case Study: Sheraton Towers

Once a luxury hotel that hosted society events and a visit during JFK’s campaign, this building was converted to apartments around 1980. ZMG is currently performing restoration and reconstruction services to preserve the classic interior and exterior architectural features while improving accessibility for its elderly and disabled residents. The project is scheduled for completion in December 2011.

  • Preconstruction Services:  Cost estimating, design team coordination, and value engineering with the client’s active involvement. Played a major part in helping the owner accomplish construction goals while staying within budget. Coordinated with an extensive team of professionals to determine how to best meet the owner’s needs without negatively affecting the structural integrity of the building.
  • Reconstruction Services: Window replacement, complete replacement of plumbing, both sanitary sewer and water supply systems. Replaced existing cooling tower HVAC system and with a combination of VTAC heat pumps, and variable refrigerant flow units. Replaced fire alarm system. Demolished existing bathrooms and built larger, more accessible bathrooms to meet ADA requirements. Upgraded amenities, such as lobby, leasing office, and community center.
  • Restoration Services: All products used on this project are EnergyStar-rated. Updated finishes in all units include cabinetry, counter tops, appliances, flooring, doors, light fixtures, and plumbing fixtures.
